Construction coordination

Successful luxury residential construction requires disciplined coordination through eight distinct phases. Each phase builds on the previous one, establishing the conditions necessary for the next. This sequential approach allows Dome Building to address complexity incrementally rather than reactively.

PROGRAMMING

Establish the owner's goals, property requirements, architectural direction, major features, building systems, and overall project objectives. This phase involves detailed conversations regarding design preferences, budget parameters, schedule expectations, and long-term property vision. Programming establishes the foundation for all subsequent decision-making.

DESIGN COORDINATION

Work with the architectural and engineering teams to coordinate design decisions with construction requirements. Dome Building participates in design development, ensuring that architectural vision can be executed effectively. Structural systems, mechanical strategies, and major material selections are evaluated for constructability and cost implications during this phase.

PRECONSTRUCTION

Review constructability, preliminary budgets, schedule, materials, specialty systems, site conditions, and procurement requirements. Detailed value engineering occurs during this phase, identifying opportunities for cost savings without compromising architectural intent. Long-lead materials are identified and procurement timelines are established.

DOCUMENTATION

Coordinate drawings, engineering, consultant information, details, specifications, and construction requirements before work reaches the field. Construction documents are thoroughly reviewed to ensure clarity, consistency, and completeness. Potential conflicts are identified and resolved before construction begins. Dome Building works with architects and engineers to develop detailed construction sequences and coordination protocols.

PROCUREMENT

Identify long-lead materials, specialty equipment, custom fabrication, glazing, millwork, stone, appliances, building systems, and other critical components. Materials are ordered strategically to compress schedules while maintaining quality standards. Specialty systems are pre-tested and delivery schedules are confirmed. Custom fabrication is monitored to ensure compliance with specifications.

CONSTRUCTION

Manage site operations, subcontractors, sequencing, inspections, schedule, quality, documentation, and coordination. Dome Building maintains direct on-site supervision ensuring that construction work meets specifications and coordinates properly with subsequent trades. Regular inspections and testing occur throughout construction. Issues are identified and resolved promptly to maintain schedule and quality.

COMMISSIONING

Test and coordinate building systems, controls, equipment, lighting, automation, HVAC, plumbing, electrical systems, and specialty installations. Building systems are systematically tested to ensure proper operation. Lighting levels are verified. Automation systems are programmed and verified. All equipment is confirmed to operate as intended before owner handover.

COMPLETION

Complete punch work, closeout documentation, owner orientation, and final turnover. Minor items are completed and the property is thoroughly cleaned. Owner orientation occurs, educating the owner regarding all systems, controls, and maintenance requirements. Final documentation including warranties and system manuals is delivered to the owner.
